Listing Your Property For Rent
Once your property is 100% ready to list and show, we will take high definition, wide angle pictures of the property that become the photos of record in our system that we use each time when advertising your property for rent.
We place our for rent sign in the front yard of the property that has a unique phone extension and pre-recorded message that provides all of the details about the property, an opportunity to schedule a showing via our automated system or the caller can leave us a message.
90% of all rental searches begin online. We list your property for rent on our website and up to 50 other websites. Click here to see a detailed list. If a prospective tenant is searching online they will see your property listing multiple times.
We require prospective tenants to view the property in person before applying. Before being allowed to schedule a showing via our automated system the prospective tenant must complete a list of pre-screen questions. These questions screen out those that can't afford the rent, aren't moving in the next 45 days, violent felons, sex offenders, those that have ever broken a lease and those that have pets if a no pet listing.  
We notify prospective tenants up front that they may be sharing their showing time with other prospective tenants for efficiency.  We may also show a property using the Pent Up Demand (PUD) model. Click here for details on the PUD model.
We schedule showings Monday thru Saturday during daylight hours only for the safety of our showing agents. We do not show property on Sundays. Showing agents are instructed to leave thermostats set at 50 degrees during the fall/winter, 80 degrees during during the spring/summer and ensure all doors & windows are locked and all lights are off when leaving after a showing.  
Once a showing is scheduled, our automated system requires the prospective tenant to confirm their showing within 30 minutes of the scheduled time. If they do not confirm the showing is automatically canceled. This is to avoid no shows and wasting the time of our showing agents. If the showing is confirmed and completed our system then asks for feedback. We also follow up each showing with a phone call after. 
Once a showing is completed, prospective tenants are encouraged to apply via our website www.hpmwichita.com . Our application process is 100% online. Every person over the age of 18 that plans to live in the property is required to submit an application. Applications are $35 per person.  
Once an application is received, we begin our thorough screening and background check process. We verify employment, income, landlord references, credit, eviction and criminal searches including terrorist watch list. We then present those results along with our recomendation to approve or deny to the property owner who has final approval. 
Once an applicant is approved, we offer them a lease with the requirements that utilities they will be responsible for must be placed in their name effective on their move in date and confirmation numbers provided before the lease is signed. Also, they must pay their full security deposit at lease signing. Our leases our 100% online at our website www.hpmwichita.com and are signed electronically.  
As a backup contingency, we continue to show the property until we have a lease signed by all parties. We then stop showing the property, remove the yard sign, pull the listing from all of the websites, and arrange delivery of keys to the new tenants on the day of their move in. 
Best practices for property owners: Do not allow prospective tenants to "jump the line" and show them the property without HPM pre-screening them and requiring them to schedule a showing. Always direct them to call the yard sign or visit via our website www.hpmwichita.com for assistance.
